I act on behalf of Owner-Occupiers, Landlords and Housing Associations, where their property may be subject to a Regeneration Scheme initiated by local authorities. The Government now has a Pathfinder Initiative which has run since 2004, putting money into areas needing regeneration after suffering for many years from vacant and derelict properties, and producing homes suitable for 21st Century living.

I act on behalf of residents who may be affected by the use of such schemes. If the value of their property has been depreciated by physical factors including noise, dust, fumes, smoke, vibration or artificial lighting, then a claim can be submitted under Part 1 of the Land Compensation Act 1973.
Such schemes in recent years have included the Western Bypass in Newcastle upon Tyne, the A19 in Teesside, as well as the Metro extension to Sunderland.

I have specialized in Rating matters for over 30 years and have dealt with the most recent Revaluations into 1990, 1995, 2000 and the more recent 2005. Savings have been achieved on behalf of Retail, Office and Industrial units throughout the North East.
Rating appeals can be submitted at any time over the next 5 years from 1st April 2005 and, more particularly, if there are any changes in circumstances that may affect a business, including new roads, new shopping centres or supermarkets etc.
VALUATION
- I carry out Valuations on behalf of major Banks throughout the North East for residential and commercial premises.
- I act as Consultant on the valuation of Residential Property Portfolios for Housing Associations, County and Local Councils.
